How to legally rent out your property in Spain (Andalusia): key requirements

1. Obtain a tourist licence in Andalusia (VFT)

Start by registering your property with the Andalusian Tourism Register (RTA).

Once you have completed the process, you will receive a registration number like this:

VFT/XX/00000

You need this number to advertise and rent out your property legally.

Also, make sure the property meets the minimum requirements set out in Andalusian tourism regulations.

Authorisation from the owners’ association (new for 2025)

Before applying for the licence, check:

  • That the owners’ association’s articles of association permit holiday rentals
  • If the association requires it, request a certificate confirming this

2. Register all your guests

You are legally required to identify and register every person staying at your property.

To comply with this requirement:

  • Collect the guests’ identification details
  • Send this information to the police or Civil Guard
